Is an Off-Market Sale a Good Sale?

Given the prevailing market conditions, a common question I receive is, "Can I sell my home off-market?" The straightforward response is yes, but opting for this option may not be in your best interest, and here's why.

Every Real Estate Agent will tell you they have Buyers, because we all do! The crucial point here is that we are most likely engaging with the same pool of Buyers. When selling off-market, your property isn't exposed to the general public; instead, it's showcased to a limited, handpicked group of buyers that your specific agent has. From that restricted pool, only one buyer may express interest in purchasing your home. On the contrary, if you bring your property to the market, you could attract 20-50 groups through a home open, potentially securing multiple offers. This competitive scenario among buyers tends to drive up the final sale price.

From a statistical standpoint, realestate.com.au receives an average of 2.88 million unique audience views daily nationwide, with a total of 118.8 million monthly visits across Australia. Given this extensive reach, the question arises: why would you choose to sell your property off-market?

For an agent, an off-market listing translates to less effort, and considering that competent real estate agents typically charge between 2% and 3%, you'd be investing a significant amount for minimal work.

In conclusion, it is in your best interest, as my client, to pursue a comprehensive marketing campaign and advertise your property nationally. This ensures that you won't look back in a few years and wonder if there was another buyer out there willing to pay more for your house.
